What a private developer can spend per bed and still make it work,
at each capital payback period.

Supportable frontier ±10% sensitivity Buildable

Illustrative pre-feasibility. It derives the build cost per bed a private, privately financed development can carry at each payback period, held to term and exited at the chosen cap rate. Indicative, after-tax, not investment advice.

A simplified public illustration of one calculation. The full institutional engine behind it - deterministic, auditable, reconciled to the rand - is PrizmIntel FIRE.
