After years of engagement with eThekwini Metro Town Planning, the development secured custom usage parameters in 2015 encompassing four distinct use rights in a single approval: tourism, business park, light industry, and conservation.

That's not a marketing headline. That's what's on the title.

What it means in practice is a thriving, eco-sensitive precinct where low-impact industrial businesses across 110,000m² of platformed land operate alongside the famous Giba Gorge Mountain Bike Park, conference facilities, a restaurant, an adventure zone, and protected conservation areas maintained by a dedicated tenant levy. Solar generation feeds directly to occupiers, and a proposed River Walk Craft Market adds another dimension to an already rare work-and-lifestyle environment.

And then there's what's coming next door.

The R1.9 billion Giba Business Estate — a catalytic project officially recognised by eThekwini Municipality — broke ground in August 2023. Situated directly adjacent to the Mariannhill Toll Plaza on the N3, it will deliver 220,000m² of serviced, platformed sites across 22 plots ranging from 3,000m² to 20,000m², purpose-built for light industry, warehousing and logistics. Solar infrastructure, high-speed fibre and green zones are built into the plan from day one.

The N3, N2 and M7 are all within 10km. The port is accessible. SANRAL's R20 billion N3 upgrade is underway. Westmead and Mahogany Ridge industrial parks sit to the north-east.

The node is assembling. The infrastructure is arriving. The zoning is already in place.
